Plan Commission approves condominium plat for Habitat for Humanity at 700 Schumacher Way

The Fort Atkinson Plan Commission on Sept. 9 voted to approve a condominium plat and condominium declaration that will allow Habitat for Humanity to create two individually owned units at 700 Schumacher Way.
Jed Dreger, city staff, told the commission the two-unit house and a detached accessory building with two units are permitted and already under construction, and that the condominium declaration sets which areas are individually owned and which are common elements. "We find it is pretty straightforward, and a good use of the duplex lot as it is owned by Habitat for Humanity and, will be, another, two living units," Dreger said, and staff recommended approval.
A commission member who identified themself as a Habitat construction volunteer urged the applicant to reconsider the garages' location, saying it was "unfortunate that the garages are situated so far back on the lot" and that moving the garages could create more usable yard space. Dreger said the applicant chose the current layout and that any future change would require a separate application through the city's review process.
A motion to approve the condominium plat was made and seconded; the commission adopted the motion by voice vote with all members saying "aye." The commission also approved the minutes of its Aug. 26 meeting earlier in the agenda by voice vote.
The condominium declaration included in the packet specifies ownership boundaries, association responsibilities and meeting requirements; Dreger said the proposal meets setback and ordinance requirements and recommended approval. The commission approved the plat as submitted and the matter will be recorded per city procedures for condominium plats.
