The Coffee County Board of Zoning Appeals on Oct. 16 approved a variance to allow a 2.5-acre split from a larger parcel at 1982 Pratt Road to permit construction of an accessible, single‑level house.
The variance was requested by Terry Floyd, who said he was representing property owner James Boyer and that he and his wife intend to buy the 2.5 acres to build a home adapted to their health needs. “My name is Terry Floyd, and I'm here to represent Mr. James Boyer for the property ... What we're asking for is a variance to split that to a 2 and a half acre,” Floyd said. He described prior surgeries and health concerns and said the proposed slab house would let them avoid steps and provide care for his 88‑year‑old mother‑in‑law, who lives about 500 feet from the proposed building site.
The board applied the variance standard referenced in the packet as “D1” (special circumstances or conditions). A motion to grant the variance under that standard was made by board member Tim and seconded by board member Kendall. The board approved the variance by voice vote; the minutes record a voice “aye” vote and the chair announcing that the motion passed. The transcript does not include a roll‑call tally.
Board members and staff confirmed there is road frontage (Floyd said 219 feet) and that the site had been checked for soil (perked) and water availability. Members asked about road type and proximity to neighboring homes; Floyd said the parcel fronts a county chip‑and‑tar road, and his mother‑in‑law lives on Logan's Chapel Road about three houses away.
