Myers Hill rezoning proposal adjusts internal roads, adds park access in revised preliminary plan

The Planning Commission reviewed a rezoning request and preliminary master development plan for Myers Hill, a proposed conversion of roughly 77.55 acres to R-8 PRD medium-density residential for a 190-lot subdivision.

City staff said the applicant reconfigured internal roads and added a roundabout to create a secondary access to an adjacent park and to improve connectivity to Hicks Lane. Staff stressed that improvements to Hicks Lane would need to extend to Dobbins Pike to provide the intended access. The applicant’s submittal limits stream crossings to two and shows coordination around a cell tower and gas line easements.

Jim Harrison of CSDG, representing the applicant, said the central roundabout and reconfigured drives create redundant access legs to the south and west and that the team committed to right-of-way dedication and paving for anticipated Hicks Lane improvements. Harrison said the project will include two “play lawns” and two play fields as usable open space and noted sidewalks that run near mature tree stands to enhance walkability.

Commissioners asked for clarity on the timing and extent of Hicks Lane work; staff and the applicant said parts of Hicks Lane have been widened and that remaining work is primarily paving and minor widening in spots. Staff asked the applicant to present the open-space design and to ensure that open space meets the city’s evolving expectations under the forthcoming zoning ordinance (referred to as ZOCO in the meeting).

No formal vote was taken; commission members requested clearer exhibits and specific commitments on timing and scope of Hicks Lane improvements before the item returns for action.
