Planning commission advances EPIC expansion preliminary site plan, a phased fabrication-shop addition

The Livingston Parish Planning Commission advanced a preliminary site plan for an expansion at the EPIC facility (referred to in the meeting as the EPIC addition) on Cross Road.
Scott Heil (Fox & Edsford Engineering) presented a phased plan for the 70-acre site that would enlarge the detention basin to meet new parish ordinances, relocate an existing loading bay to create room for a new fabrication shop and provide a lay-down area for phase-one construction activities. He said the phase-one work includes detention improvements and a lay-down yard; the fabrication shop and ancillary buildings would follow in a later phase once the contractor occupies the central portion of the site.
Planning staff reported that review comments had been addressed and recommended the plan move forward. Commissioners asked for clarification on the expansion footprint; Heil said the primary expansion will occur on the north side near the existing loading bay with additional work toward the west and rear of the property.
A motion to approve advancing the preliminary site plan passed on roll-call vote. The applicant will complete required engineering and drainage work during the permitting and final-design process.
