Commission approves final site plan for three-story Dependable Storage on Glen Ellis Road

The Livingston Parish Planning Commission approved a final site plan for a Dependable Storage facility on Glen Ellis Road after the applicant said planning and engineering comments had been addressed.

John Lamberton (Karuba Engineering) represented the developer and said the project met zoning and drainage requirements, noted a right-in/right-out driveway required by the Louisiana Department of Transportation and Development (DOTD) for the Walker South Road frontage, and described a gated customer entrance on Glen Ellis Road that requires a key code for access.

Lamberton told commissioners the building is three stories and climate controlled; he said there are no RV or boat storage areas and no on-site parking for large vehicles, only a loading area, and that the owners have committed to retain as many trees as possible on the property near a neighboring resident who had expressed concerns about setbacks and tree lines. He also said the facility typically generates an average of about seven customer trips per day based on traffic studies for similar facilities.

Several nearby residents spoke during public comment. One resident urged safety improvements and an acceleration lane on Glen Ellis Road; Lamberton and others said the DOTD-mandated right-in/right-out access limited driveway configuration and that the site would not accommodate RV parking. Parish engineering indicated staff comments had been addressed and recommended approval.

A motion to accept the final site plan carried on a roll-call vote; commissioners recorded affirmative votes. The applicant and owners will proceed with permitting; no construction start date was provided at the meeting.
