The Board of Commissioners voted 7-0 to approve a simplified planned unit development (SPUD) overlay at 1218 North Twelfth Street that will permit a residential manufactured home under R-4 zoning standards.
Community Development Director Jacqueline Porter presented the request and explained that a SPUD is intended to encourage infill redevelopment on residential parcels with existing infrastructure. The proposed home meets the SPUD design standards shown in the packet: the model meets the minimum 24-foot width and 960-square-foot gross floor area, will be placed on a concrete foundation with a covered porch and will use materials such as hardy-board siding and asphalt shingles.
Porter said the Metropolitan Area Planning Commission recommended approval after finding the request consistent with the Envision Enid comprehensive plan and compatible with surrounding R-4 zoning. A 300-foot notice to nearby property owners was mailed; staff reported no written protests were received.
A motion to approve carried 7-0.
