Milton DRB approves Hartwood final site and landscape plan for Broadwell Road

The City of Milton Development Review Board unanimously approved the final site and landscape plan for the Hartwood project, covering 12475 and 12505 Broadwell Road.

City staff said the two‑parcel redevelopment covers just over seven acres and that the current submittal responds to comments from the previous meeting. The changes include additional vegetative screening along the north edge of the property, added landscape details to stabilize trees on the slope, a switch to a code‑compliant Granville light fixture, and revisions to stormwater inlets to address drainage concerns raised by neighbors.

An engineer from Kimberly‑Horn explained the stormwater revision: rather than the prior single inlet, the design was revised to relocate an inlet to the road end and convert it to a curb inlet with a larger opening intended to reduce leaf and debris clogging. The applicant said multiple inlets will collect stormwater and direct flow toward the rear of the property. The landscape plan shows additional ligustrum plantings along the north side to provide screening; the street‑tree selection was revised to Amber (maple) species because the arborist noted overhead utility lines that limit allowable tree types.

The applicant explained that on‑street parking was explored but, because of required sidewalks, landscaping and a stream buffer behind the property, additional on‑street parking was not feasible; the plan includes additional on‑site guest parking. There was no public comment at the meeting.

Board members said the submittal addressed the primary community concerns, especially stormwater, and called the engineer's revisions helpful. A motion to approve the final review passed unanimously. The approval reflects final site and landscape review; construction and permitting remain subject to separate approvals and any inspections required by the city.
