The City of Milton Development Review Board on an unanimous vote approved a demolition permit application for 16520 Phillips Road, clearing the way for a new single‑family home of about 5,000 square feet.
City staff presented the application, saying the existing house is 768 square feet, was built in 1969 and carries no historic designation under City of Milton, state or federal guidelines. The parcel sits in the AG‑1 zoning district and is currently used as a single‑family residence. Staff said the property is not in a flood zone and that the applicant has submitted a land‑disturbance permit application that is still in plan review.
Staff recommended approval with conditions: the applicant must complete the demolition permit application, level and grade disturbed areas after demolition, and obtain a separate permit before removing any trees. The staff presentation said the site plan shows no trees will be removed during demolition.
The applicant, who identified himself as Daniel Guzman for the record, did not add to staff remarks. There was no public comment. A board member moved to approve the demolition and the motion passed with the board voting in favor.
The approval allows the applicant to proceed with the demolition application process but does not constitute final approval of any subsequent building permits or the new house plans; those remain subject to separate permitting and plan review processes.
