Commission approves new concrete parking lot at Commerce Avenue site

The Planning Commission voted to approve a site plan for a new concrete parking lot at 11801 Commerce Avenue on Oct. 20, subject to standard planning conditions addressing site data, landscaping, ingress/egress documentation and a performance bond.
Surveyor and engineer Jeff Rizzo of Fenn and Associates presented the proposal on behalf of property interest. The project replaces an existing truck well and asphalt pavement, relocates a trash enclosure, and organizes existing dumpsters; staff noted the work began as a storm sewer replacement and evolved into a full pavement and drainage replacement project. Utility providers (Comcast, DTE) raised no objections but DTE advised care around overhead facilities.
Planning staff’s conditions require updated site-data charting (business type), dimensioning of a cell-tower lease area and access easement information, replacing pavement in a front setback area with lawn and landscaping rather than parking, clarifying use of a rear gravel area (possible ZBA variance), providing dimensions and notes for additional dumpsters, and adding two landscape plans and recorded ingress/egress documents with abutting owners. A performance bond of $3,780 was required based on an estimated cost of $126,000.
Commissioners approved the staff-recommended conditions and directed staff to receive revised drawings and documentation before releasing the plan to the building division.
