Story County approves replacement access easements for ISU Research Park lot

The Story County Board of Supervisors approved Resolution 26-25 to terminate joint access easements granted in February 2024 and replace them with corrected, reciprocal easements to allow public access between county property and Hunziker Construction Services near University Boulevard in south-central Ames.
The Story County Board of Supervisors on Oct. 14 approved Resolution 26-25 to terminate existing joint access easements and grant replacement easements affecting Lot 1 of Iowa State University’s Research Park in south-central Ames.
The replacement easements are reciprocal, perpetual and nonexclusive, and are intended to correct boundary errors in the easements granted in February 2024. Ryan Wiemelt, park superintendent with Story County Conservation, told the board the easements will allow both Story County and Hunziker Construction Services to access the property from the roundabout on University Boulevard and that each party will be responsible for maintenance within the easement area.
“The easement grants, reciprocal, perpetual, nonexclusive use between the Story County properties and the Hunziker Construction Services property for public access, which is required to allow both parties to access the property from the roundabout on University,” Wiemelt said.
Board members asked whether the developer’s maintenance responsibilities included snow removal and pavement patching; Wiemelt replied that Hunziker will maintain everything within the easement and that there would be no maintenance cost to the county.
The board opened the item as a public hearing, received no public comment, and voted to approve the resolution. The motion carried with the board recorded as voting in the affirmative.
The measure updates legal access arrangements for the shared public path and roadway that serve the development and the adjacent county-owned parcel. Story County will record the replacement easements following the board’s approval.
A related staff drawing presented to the board showed the shared easement area as a dotted line between the Hunziker parcel and the county parcel; Wiemelt said the project will also clarify parking and access to the park’s back side.
