XENIA, Ohio — The Xenia City Council on Oct. 23 approved the final plat for the Eaton Bridal East subdivision and authorized a subdivider’s agreement with Van Eaton LLC.
Planning and zoning staff recommended the resolution for a single‑phase subdivision consisting entirely of two‑unit duplex dwellings. Planner Eric Merriman (staff) described the project as a 12.788‑acre site with 22 home lots and one open‑space lot. Access will be via Camden Lane with a new street called Kensington Court that will loop to provide additional connectivity; water and sanitary mains will be extended to serve the development, and storm‑water detention and landscape buffers are included in a common area that will feature a walking path.
Merriman said the planning and zoning commission approved the preliminary plat on July 10, 2024, and engineering, planning and fire/EMS staff reviewed the final plat and construction drawings as satisfactory. The applicant listed in meeting materials was RTR Ventures 3 LLC; Merriman said the property is in the process of transferring to Van Eaton LLC and that the subdivider’s agreement will be executed by Van Eaton LLC after the transfer is recorded.
Councilman Propst moved the resolution for passage and Councilman Reynolds seconded. The resolution passed on a roll call vote with all council members voting aye.
Staff noted the plat will require the subdivider to construct the stated water and sanitary extensions and other infrastructure shown on the approved drawings before final lot transfers. The council did not add conditions beyond standard subdivider agreement terms; the city will execute the subdivider’s agreement with Van Eaton LLC after the recorded transfer of ownership.
