The Area Plan Commission unanimously voted on Oct. 15 to recommend rezoning Z‑3004 (Diana B. Garcia) from R‑2 to Neighborhood Business (NB). The property, which houses Garcia Insurance, currently operates as a nonconforming professional office under an earlier zoning regime; the owner petitioned to rezone to cure that nonconformity.
Staff said the site is surrounded by residential zoning on two sides and existing paved parking on the northeast; the city preferred NB rather than GB (General Business). Petitioner’s counsel Kevin Riley said there is no intention to change the business use; the rezoning simply makes the current professional office use conforming.
The clerk reported 15 ballots in favor and the motion carried.
