The Village of Manhattan Board of Trustees approved an annexation agreement, rezoning ordinance and preliminary plat for a new residential subdivision described in the meeting as Butternut Ridge South.
Nathaniel Washburn, an attorney with KGG LLC representing the applicant, told the board the project is a 41‑lot residential subdivision immediately south of an existing southern subdivision. He said the lots in the proposal are slightly larger than standard zoning requirements and that the project will include “larger homes, and more substantial improvements.” Washburn said the plan was previously heard by the plan commission and that there were concessions negotiated with staff.
Mayor Mike Adrienne noted the item had been on the prior meeting’s agenda and was tabled to the current meeting. After a brief public hearing with no public speakers, trustees moved to close the public hearing and then voted on three related measures: an ordinance authorizing execution of an annexation agreement with Skyline Real Estate Development LLC (the applicant), an ordinance rezoning the property, and a resolution approving the preliminary plat of subdivision.
The board identified the parcel with a PIN noted in the meeting record as 14‑12‑16‑400‑009‑0000 and described the tract as approximately 20 acres. The board recorded roll-call votes for each measure; the motions carried.
No conditions or additional amendments were detailed on the public record during the meeting and no member of the public provided testimony at the hearing. The applicant’s attorney confirmed prior plan‑commission testimony was on file.
The board’s approvals allow the applicant to proceed with annexation, zoning change and preliminary plat steps; subsequent village approvals and final plat recording will be required before lots can be sold or developed.
