The Zoning Board approved variances Oct. 20 allowing the subdivision of a double lot at 127 Belvedere Street into two separate lots, each roughly 8,200 square feet, in the Lakeport neighborhood.
Mark Kondo Dimitracchi, a licensed surveyor representing owner Samantha Secord, told the board the neighborhood predates current zoning and contains many smaller, historic lots; he said the proposed new lot sizes and frontages match patterns in the area. The application requested relief from the residential general zone’s minimum lot size and frontage, relief for green‑space coverage below the 60 percent requirement, and setback relief for an existing house that sits about 2 feet from a side lot line and a corner of a pool deck that encroaches upon the rear setback.
An abutter, Barry Warren of 100 North Street, urged the board to respect the city’s current minimum frontage and to limit future use to single‑family construction; he expressed concern about density and parking. The applicant’s representative said the application does not propose multifamily use and noted that existing neighborhood patterns include smaller lots and varied frontages.
After discussion the board voted to approve application ZB2026‑020 with a stipulation that setback relief applies only to existing nonconformities and not to any new construction; the approval recorded the lot dimensions shown on the applicant’s plan and noted that the pool corner encroachment could be removed if necessary. The board advised that any new building would still have to meet applicable building, parking and density rules or seek separate relief.
