ZBA grants setback variance allowing replacement garage at 61 Layton Ave. South

The Laconia Zoning Board approved a variance Oct. 20 that will allow homeowners Joanne and Ed Pawlowski to replace an existing garage at 61 Layton Avenue South with a new structure sited at the same 12‑foot setback from the road.
The Pawlowskis said their property is constrained between Lake Winnisquam and 50‑foot shoreland setbacks and that keeping the garage in the existing footprint minimizes disturbance to shoreland vegetation. They described the existing garage as deteriorated and said the replacement will have no living space above it.
Board members visited the site and discussed how the 12‑foot placement preserves vegetation and reduces the need to move the garage toward the lake. No members of the public objected. The board voted to grant the variance (application EV2026‑015), finding the proposal would not negatively affect sight lines or neighbors, and that alternatives would likely require greater disturbance or state permitting.
The board advised the applicants to coordinate any state shoreland permits if project grading or work near the 50‑foot buffer is required.
