The Laconia Zoning Board on Oct. 20 approved a variance to permit a boundary line adjustment between 191 and 193 Court Street, the parcel that includes the old Walter’s Market and an adjacent house.
Caitlin Meaney, asset management director for Lakes Region Community Developers, asked the board to formalize existing conditions by creating two separate lots — one commercial and one single‑family residential — and to approve a zigzagging lot line that follows preexisting building footprints. She said no new construction is proposed and that the change will clarify ownership and maintenance responsibilities.
Board members asked about a right‑of‑way shown on the plan and whether the proposed lot line would follow building additions. Meaney said the line would follow the existing addition and that no new encroachments or increased traffic are expected. No members of the public objected.
The board found the proposal met the variance criteria and voted to grant application ZB2026‑014. The motion included findings that the adjustment formalizes existing nonconforming conditions and does not create overcrowding or new public impacts.
The applicant may proceed to the planning board and registry of deeds as required to record the new lots.
