Staff said the subdivision conforms to the approved PUD zoning and recommended approval with conditions; one condition carried over from an earlier pre‑plat approval requires Washington Fields Road to be extended to the south when certain building triggers are met. Staff read the condition into the record: "Washington Fields Road, south of ARA Parkway, will be built with Buildings 104 and 106, or when Saint George parcels to the south stub their roads to our boundary, or whichever comes first." Staff said the condition ensures future connectivity between Washington City and St. George properties.
The Land Use Authority held the public hearing as required and had no public testimony opposing the plat. Commissioner Mitchell moved to approve the preliminary plat with staff recommendations, findings and conditions; Commissioner Davis seconded. Commissioners voted unanimously in favor and the preliminary plat was approved.
