The Planning Commission recommended that City Council approve a conditional-use permit for a welding business proposed at 35 East Industrial Road, Unit F (CDash25Dash11).
Staff presented the location and zoning (I1) and said welding shops are permitted in I1 with an approved CUP. Unit F is shown in an industrial complex where other metal- and countertop-related uses occur. Staff recommended approval with the findings and conditions in the staff report.
Commissioners asked about potential paint overspray, outdoor storage of materials and whether the unit would have adequate space for storage inside the building. Staff noted the Planning Office record shows the unit is about 2,500 square feet and that neighboring units include a welding shop and countertop operations. Commissioners discussed that air quality and paint operations are regulated at the state level and that landlord/tenant agreements might govern outdoor storage and operations in the complex. Several commissioners said they were comfortable recommending approval while suggesting the applicant and landlord consider operational practices to avoid overspray or conflicts with neighboring tenants.
Commissioner Mitchell moved to recommend approval of CDash25Dash11 with staff findings and conditions; Commissioner Davis seconded. Commissioners Davis, Mitchell and Bullock voted "aye." The recommendation will be forwarded to City Council.
