Board tables absent applicants; staff updates Unified Development Ordinance and notes riverfront zoning adoption

The Madison Board of Zoning Appeals on Oct. 14 tabled a new application for an in-home beauty salon because no applicant appeared and deferred several old-business renewal items while staff completes additional mailings.
The board noted BZCU-25-21 (Karen Polenz, in-home beauty salon at 2247 Seneca Drive) had no representative in attendance. The presiding officer moved to table the application until the next regular meeting; the motion passed by voice vote.
Under old business staff said three renewal items remained unresolved pending certified-receipt confirmation from mailed notices: Garrett Lehigh (312 East Third), Anderson's Land Investments (2920 Clifty Drive) and Michael Holchak (short-term rental at 604 Jefferson). Staff reported that a second round of mailings had gone out two weeks earlier with no confirmed responses; the board tabled those items until the next meeting and said payments by that date would restore renewal eligibility.
Planning staff also updated the board on code work: staff are finalizing updates to the Unified Development Ordinance (UDO) that combine zoning ordinance and subdivision regulations and expect to publish drafts publicly within the next month or two. In addition, staff told the board the city council adopted the new riverfront zoning at its most recent meeting; the planning department will print and email setback and zoning maps for the board before the next meeting.
The board adjourned at the close of the meeting.
