County staff reported one phone inquiry from a neighbor to the north who asked whether a newly created residence would trigger proximity requirements if a future hog confinement were proposed; the caller said he had no plans to build a confinement and had no objection to the rezoning. The planning commission recommended the rezoning to the board unanimously.
The applicant, identified in the record as Mr. King, told the board he wants to divide roughly 4 acres so his son can build and live nearby; staff said the lot sizes would meet the rural residential minimums (1 acre) and explained that agricultural zoning restricts residences to one per 40-acre quarter-quarter. Rezoning to rural residential removes the one-per-40 restriction and allows the requested division.
The board voted to set the ordinance public hearing for Oct. 14 at 9 a.m.; the motion was made by Schulte and seconded by Helmers. The auditor was asked to publish the notice in the paper next week to meet the statutory posting timeframe.
No final rezoning ordinance was adopted at this meeting; the board set the date for the required ordinance hearing and future vote.
