Traffic commission approves relocation of driveway apron at 6 Chuckwagon Road

The Traffic Commission approved a staff recommendation on Sept. 25 to relocate the driveway apron for 6 Chuckwagon Road approximately 80 feet south and to close the existing apron.

Stephanie (city staff) presented the proposal and described the lot’s constraints: the net lot area is 72,510 square feet with a buildable pad of about 19,200 square feet, and the lot’s steep grades limited development options. The applicant said the revised driveway and flipped garage orientation respond to Planning Commission comments received on April 15, May 20 and June 17, 2025.

The proposed new apron is about 20–21 feet wide and was staked in the field on Sept. 18. Traffic staff who inspected the staked location told commissioners the relocated apron provides improved sight distance compared with the existing apron, which sits on a tight inside curve and limits visibility.

The applicant’s representative, Alan Rigg, said the revised apron location changes subsequent driveway length and grading to meet Fire Department minimums for access and that additional project design work will follow the apron relocation. “The apron location is just the start of where I'm going to have to modify this project to… meet the fire department minimum,” Rigg said.

After public comment from the applicant and discussion among commissioners, Chair Wilson called for a motion. Commissioners approved the motion to approve the proposed relocation of the driveway apron by voice vote.

Implementation notes: staff recorded the approval and will follow up on permit processing, Fire Department access review and civil grading details required for the driveway redesign.
