The Planning and Zoning Commission on Sept. 30 approved SP2025-033, a site plan for an office building at 906 South Goliad Street (PD-602 for general retail uses). The applicant proposed an office building that did not meet the UDC building articulation standard; staff reported the applicant offered compensatory measures including 55% landscaping (well above the 20% minimum) and 100% masonry materials.
Staff required the applicant to submit a landscape plan showing structured, three-tiered screening and a photometric plan that meets UDC requirements as conditions of approval. The Architectural Review Board recommended approval based on the compensatory measures. Applicant Doug DuFray (DuFray and Associates) appeared and confirmed materials. Commissioner Hastings moved to approve; Commissioner Shane seconded; the motion passed unanimously (7–0).
Approval is conditioned on submission of the required landscape and photometric plans and compliance with the materials and screening commitments at site-plan implementation.
