The Board of Zoning Appeals approved Variance 137‑2025 allowing reduced frontage (47 feet and 10 feet variances from the 100‑foot requirement) so a 1.33‑acre parcel on Southside Road can be subdivided into two lots, each containing an existing dwelling.
Staff said the two existing dwellings predated the current zoning ordinance and that subdivision would create two lots each meeting the minimum lot size and other requirements except frontage. The staff recommendation supported approval so that each resulting lot would more closely conform to residential zoning standards than the single parcel currently containing two houses.
Applicant Ryan Dean told the board the properties already function as separate homes with separate septics and electric service and that, if approved, a separate well would be installed for the right‑hand property. Letters of support were submitted to staff and provided to the board.
The board approved the variances and attached four standard conditions: submit subdivision plans for county review consistent with the subdivision ordinance; comply with community and economic development regulations; comply with VDOT and health‑department requirements; and ensure the subdivision application is consistent with the BZA approval.
Board members encouraged the applicant to coordinate with a surveyor to prepare the required subdivision documents and with VDOT/VDH to satisfy utilities and access requirements before final plat recording.
