NeighborWorks Southern Colorado told the Pueblo City Council on Monday that Pikes Peak Park is a fully master‑planned, 80‑acre mixed‑use project on the city’s West Side that includes 616 planned housing units, 15 acres of public parks and green space, commercial space and affordability mechanisms intended to keep at least half the units affordable.
Sandy Gutierrez, chief executive officer of NeighborWorks Southern Colorado, and Tamara Plaszek, director of real estate and community development, said the organization has invested roughly $8.5 million into land acquisition, planning and early infrastructure but still needs about $9 million to finish infrastructure for construction phases. Plaszek said NeighborWorks completed PUD zoning in March 2022, recorded the plat in April 2024 and has completed half of the phase‑1 water, sewer and stormwater infrastructure.
