Planning commission holds hearings on two replat requests in Highland Addition and Southwood Terrace

Sweetwater — The City of Sweetwater Planning and Zoning Commission opened and then closed public hearings Sept. 30 on two separate replat requests: one in Highland Addition and one in Southwood Terrace. The commission's transcript records staff comment that one replat meets subdivision ordinance requirements; the meeting record does not show a formal approval vote for either replat.

For the first item staff described a request to combine Lot 5 and Lot 6, Block 77 into a single Lot 5A, Block 77, in the Highland Addition, referenced in the transcript as recorded in “volume Y, page 432” of the plat records for Nolan County. The staff presentation opened the public hearing; no members of the public offered substantive comment and commissioners moved to close the public hearing. The transcript records a motion to close and the chair saying, “That motion carries.”

The second replat concerned Southwood Terrace (recorded in the transcript as cabinet 2, slide 261, page 432 of Nolan County plat records) to combine Lot 21 and Lot 22, Block 21 into Lot 21A, Block 21, Section 3, Southwood Terrace Addition. Planning staff told the commission the property owner seeks to combine two lots “so they can go to one big house on one lot,” and said the replat ‘‘meets all the requirements in the subdivision ordinance.’’ The public hearing was opened and later closed by motion; again, no roll-call approval of the replat appears in the transcript.

Because the transcript does not record a formal motion to approve the replat filings or a roll-call vote for either item, this report does not assert final approvals. Commissioners may take follow-up action or record approvals in later minutes or at subsequent meetings.
