MUNCIE, Ind. — The Delaware County / Muncie Board of Zoning Appeals approved BZA34-25, granting Daniel C. Newhouse a variance of use to construct a 20-by-22-foot carport with a reduced front setback at 4313 North Janney Avenue.
Newhouse told the board he requested the variance after being directed to revise his original proposal from a larger projection; he said the structure will be professionally installed and used primarily to shelter personal automobiles and a single commercial truck used to carry equipment for an off-site pressure-washing business. He told the board he had discussed the project with adjacent neighbors and received no objections.
During questions, a board member asked about sight-line and safety concerns; Newhouse said the carport would be set back sufficiently to maintain driver visibility and that he has three children and would not request something that impaired sight lines. He also confirmed the property will not be used for business operations on-site.
A motion to approve BZA34-25 with the hardships stated in the application passed 5-0. Staff said the board office will provide certification of approval so Newhouse may apply for city permits with the building commissioner.
The board did not attach extra conditions beyond those in the application; the applicant said the carport will be professionally installed.
