Rezoning request for 130 Old Waldron Road deferred after staff and applicant discuss setbacks and allowed uses

The La Verne Planning Commission on Aug. 26 deferred a rezoning request for 0.6 acres at 130 Old Waldron Road after staff and the applicant discussed permitted uses and how setbacks would constrain development on the small lot.

Planning staff member Logan explained that, under the proposed C‑2 highway service zoning, wholesale sales and office uses would be allowed outright but warehousing would require a 50‑foot buffer on all sides and therefore is unlikely to be feasible on the small lot. Logan said he had discussed those constraints with the applicant and informed him that leathering certain uses would not be allowed by C‑2 standards.

Applicant Anthony Eubanks told the commission he had discussed potential uses with staff and that small‑scale mechanic work (brake jobs, tune‑ups) might be permitted, but heavier engine work would not. He also asked about using the site for a small granite fabrication shop; Logan said that use would not be allowed under the zoning and setback constraints discussed. Commissioner comments focused on how required setbacks would reduce the buildable footprint and recommended the applicant confirm the remaining buildable area with a surveyor.

The commission voted to defer the rezoning for one month so the applicant could bring a drawing showing existing survey lines and a proposed building footprint. A commissioner moved for a one‑month deferral; a second was given and commissioners approved the deferral by voice vote. The chair said the applicant should bring the requested drawings to the next workshop meeting.
