Oklahoma County Planning Commission approves three plats, receives August fee report

The Oklahoma County Planning Commission approved three plats and received its August fee fund and expense report during its Sept. 18 meeting.
The commission voted unanimously to approve the final plat for Jackalope's Corner (FP-202509) located off Sooner Road in Waterloo, and approved companion general-plat actions for Jordan Oaks (GP-202509). Commissioners also voted to receive the August 2025 fee fund and expense report.
Eric (planning commission staff) introduced the Jackalope's Corner final plat, noting the development is "located off of Sooner Road in Waterloo, in District 3" and that work remained on a detention pond north of Lot 4. Jason Emmett of Cedar Creek Consulting said he represented the owner and was available to answer questions. After no public opposition, the commission voted to approve the final plat.
Items 6 and 7, the Jordan Oaks companion items at Dobbs and Wilshire Road, were presented as a lot split. Eric said the smaller lot is "a little less than 5 acres" and that, due to a 2021 regulatory change, the parcel must proceed through the planning process rather than a traditional lot-split. Commissioners voted to approve both companion items after no public comment.
On the financial report, staff described the fee fund position as "in the black," citing annual contractor registrations and several large commercial permits as revenue contributors. The commission voted to receive the August 2025 fee fund and expense report.
