The Rowlett Planning & Zoning Commission reviewed 54 cases in the current fiscal year and held public hearings on roughly 34 of them, Community Development Director Derek Cole told the commission and council Sept. 30.
Cole said that plats, replats and other ministerial actions are automatically approved if they meet statutory conditions and that discretionary items — rezonings, special-use permits, major warrants and most code amendments — are recommendations to city council. He confirmed that site-development plans for projects with building area less than 25,000 square feet may be approved administratively or by the commission, while projects above that threshold are discretionary and routed to council.
