Timnath council approves Ladera South preliminary plat amid debate over North Reservoir open space and ownership

The Timnath Town Council unanimously approved Resolution 61 Series 2025 on Sept. 23 to accept the Ladera South Subdivision preliminary plat and set conditions for final plat review.
The preliminary plat covers the remaining unplatted land in the Ladera subdivision and as presented creates nine lots, two outlots (permanent open space) totaling about 74 acres in outlots overall, and four larger tracts reserved for future subdivision. Applicant Connell LLC described program elements for the North Reservoir open space (roughly 35 acres), including a roughly one-mile, 10-foot-wide multi-use concrete and decomposed-granite trail, benches, picnic tables, interpretive signage and pet-waste stations. Applicant Kirsten Starman said the reservoir area "is currently home to a decent stand of native grasses and wildflowers" and noted the limits that floodplain rules impose on permanent structures.
