Kaufman County commissioners on Sept. 23 approved the preliminary plat for Enchanted Oaks Estates, a proposed subdivision in Precinct 3.
County staff member Shannon told the court the property is roughly 530 acres and is being split into 203 single-family residential lots. Shannon said the lots will be served by on-site sewage facilities and will meet the minimum 1 net acre requirement for those systems. The court voted to approve the preliminary plat so the developer may move to the official construction-plan review.
Why it matters: preliminary-plat approval allows the project to advance to construction-plan review and eventual permitting. The use of on-site sewage facilities with a 1-acre minimum affects lot sizes, septic permitting and future maintenance responsibilities for residents.
