The Owasso planning commission recommended approval of rezoning application OZ25‑O6 for approximately 9.7 acres located about a half‑mile south of the southeast corner of North Owasso Expressway and East 106th Street North, staff told the Owasso City Council on Sept. 9.
Planning staff said the subject property was annexed into the city in 2000 under Ordinance No. 633 and is currently zoned AG within the US‑169 overlay district. The applicant requests Commercial Shopping (CS) zoning to allow future commercial development; the city's land‑use master plan identifies the site for future commercial uses.
Staff noted the rezoning request excludes a small portion of the original parcel that contains a cell tower; that square will remain AG if the rezoning is approved. The property is unplatted and must be platted before any building permits are issued, staff said. Water service would be Washington County Rural Water District No. 3, and sewer service would be provided by the city of Owasso.
The planning commission voted to recommend approval of OZ25‑O6 to the city council; staff reported no interested citizens attended the planning commission hearing and staff had received no public feedback. The item is scheduled for council consideration at the Sept. 16 meeting.
