Staff noted the replat will remove 98 parking spaces from the Meijer lot; Thrive will employ about five workers. Because the site is zoned B4 (community shopping center), the new outlot and the credit union will need separate Board of Zoning Appeals review for site plan, landscaping and signage as required.
- Petition 14-25 (Replat: Scatterfield Village Subdivision): Approved 8-0. Scatterfield Road Associates proposed dividing Lot B into Lots B1 and B2 to allow a 1,600-square-foot Tropical Smoothie Cafe with a drive-thru on a 0.342-acre outlot and an 11-space parking area. Staff said no infrastructure improvements are required for the replat and that the proposal is consistent with the comprehensive plan's regional commercial designation.
- Petition 6-25 (Residential subdivision; traffic study): Tabled. Staff said the project's traffic study remains incomplete and the petitioner asked to keep the item on the table for two to three more weeks while engineers finish the analysis.
