Planning commission approves Big Beaver mixed-use development at 575 W. Big Beaver with conditions

The Troy City Planning Commission voted unanimously Aug. 26 to approve a special‑use application and preliminary site plan for an eight‑story mixed‑use building at 575 West Big Beaver (SUJPLN2025‑0016), a highly visible gateway site adjacent to the northbound I‑75 off‑ramp. The commission approved the project subject to several conditions the commission added during discussion: extending the sidewalk to wrap the building, providing an indoor key‑card‑access connection between the apartment and hotel lobbies, façade enhancements on the Big Beaver frontage (additional windows and a canopy to better identify the primary entrance) and coordination with staff on pedestrian and building lighting.

City planning staff described the proposal as an infill project in the Big Beaver Form District that adds an approximately 93,000‑square‑foot, eight‑story building with 80 hotel rooms, 24 apartment units and ground‑floor retail intended for a café or similar use.
