Planning board recommends updated sign rules, allows more signage for TR nonresidential uses

The Town of Selma Planning Board voted unanimously to forward to the Town Council proposed changes to sign regulations (Section 17-11-08 temporary sign regulations and Section 17-11-09 permanent signs).
Staff said the TR (Transitional Residential) zone had previously been treated identically to residential districts even though it allows some nonresidential uses such as offices, banks and low-traffic retail. Under the proposed amendment, TR nonresidential uses along U.S. 301 would be allowed larger wall signage (staff proposed a lower cap near 30 square feet as a mid-point between strict residential limits and larger nonresidential allowances) and would be allowed sandwich-board signs that were previously prohibited in temporary-use rules. Separately, staff proposed allowing up to three sign faces on pole signs, a change prompted by a recent variance for a Dunkin' drive-through sign and internal discussion that favored adding faces rather than constructing a second pole sign.
Board members discussed the changes and agreed the amendments are consistent with the Town of Selma Land Use Plan. The Planning Board voted to recommend the sign-code updates to the Town Council.
