Covington zoning board OKs rezoning to allow warehouse expansion at Collins Boulevard and West 30th

The City of Covington Zoning Board on Oct. 25 approved Case 25-07-06, rezoning Lot 4A, Square 25 (Connolly Addition) and Lot 1, Square 26 from Neighborhood Commercial (CN) to Regional Commercial (CR). The municipal addresses for the subject properties are 105 and 109 West 30 First Avenue.
Petitioner and property owner Noel Maestri spoke at the hearing, saying he has been in business in Covington for more than five decades and has occupied the current location for roughly 46 years. "All I wanna do is be able to extend the warehouse 30 feet, 35 feet, whatever we can do, to make it, to have to service my customers better," Maestri said.
City staff explained the warehouse is currently a nonconforming use because the current zoning no longer lists the use as permitted; the petitioner sought rezoning so he could enlarge the existing structure. Staff also said there are no immediate residential neighbors abutting the building and noted the surrounding square contains mostly vacant land aside from Mr. Maestri's buildings.
Commissioners offered no sustained objections and moved to approve the rezoning request. The motion carried on a roll-call vote of commissioners present.
The board also approved routine calendar items during the same meeting. No written protests or public opposition were recorded on the record during the hearing.
