The developer sent a hydraulic/stormwater report to the engineering reviewer (Wessler) and to planning staff; the presenter said the full stormwater application would be submitted the following day.
A single technical change noted in review comments involved corner radii on Meadowview Drive and Burr Oak: the submitted plat shows ten‑foot radii where the UDO requires 20 feet. The presenter said that change reduces some lot corners by roughly 200 square feet and does not affect buildability or setbacks. The streets will tie into the existing neighborhood to the north, and the section includes three access points, curb and gutter and sidewalks to meet fire and public‑works access needs.
Construction and contractors Commissioners were told that Sweeney Brothers is slated to perform construction on the new section, replacing an earlier builder on the first section. The presenter said most of the detention basin will be constructed with this section and that some additional work in a later section will complete the south end of the basin.
Vote and conditions A motion to approve the Grand Oaks Section 2 secondary plat (file number referenced as 25‑158 in the meeting) passed after a commissioner moved and a second was given; commissioners stipulated approval was contingent on Tim Bennett having the required materials for permits and inspection. The motion carried by voice vote.
