The Jasper City Planning Commission voted Tuesday to recommend approval of a special use permit allowing a custom cabinet and vanity manufacturer to operate at 71 Confederate Avenue, subject to conditions on finishing, outdoor storage screening and parking.
Applicant Zoltan Tortelli told commissioners he plans to operate a custom cabinet shop, relocate three employees from Forsyth County and hire local workers. The property—approximately 1 acre with a roughly 6,000-square-foot building—is in the Mountain City Business Park southeast of the Walmart and has been served by city water and sewer since at least 2019, staff said.
City planning staff recommended approval with conditions. Staff told the commission that manufacturing finished or semi-finished products from raw materials in the C-2 (General Commercial) district requires a special use permit because of potential dust and chemical finishing. Staff said chemical finishing must occur inside a city-approved paint booth with proper ventilation and inspection by the state fire marshal. Other recommended conditions included six-foot screening for any outdoor storage, reconfiguration of the employee parking area to include an accessible parking space and signage, and obtaining a City of Jasper business license before opening.
Tortelli said he planned to install a dust collection system and exhaust spray finishing outdoors as practicable but emphasized sensitivity to neighbors. "I would love to have the best we can do ... have my outdoor dust collection set up, for the spray wound to be exhausted outside, as best we can do," he told the commission.
A commissioner moved to approve the special use permit with the staff conditions; another commissioner seconded. The commission voted by voice and approved the recommendation; staff will forward it to the city council for final action.
The commission’s recommendation is advisory; the city council has final authority to approve or deny the special use permit.
