The Decatur City Planning Commission approved a preliminary plat for Valley Park Phase 3, a 23.15-acre subdivision proposed to be divided into 73 single-family residential lots.
Applicant Pew Wright McNally submitted the layout on behalf of landowner Wilshire Development. The site is zoned R-3 (single-family) and the city's future land-use map recommends low-density residential for the parcel. The commission's technical review committee flagged several informational items: any relocation of utilities will be at the owner's expense and must occur before construction; several easements are missing from the plat (Decatur utility easements 8 feet and 6 feet wide north of lots in Phase 2 and a 20-foot Decatur utility easement missing south of lots 1 through 6); and a label for a 20-foot utility easement north of lots 1 through 5 is missing and should be added.
No members of the public spoke during the public hearing on the plat. A commissioner moved to approve the preliminary plat, the motion was seconded and the chair declared the motion approved after commissioners indicated their assent.
