The New Shoreham Historic District Commission on Sept. 29 approved the siting and massing for a proposed 14-by-14 auxiliary boathouse at the Champlin property on Beach Avenue, finding the structure compatible with the architectural character of the main house.
Applicant representatives described a small boathouse built into the knoll above the stairs to the water. Commissioners said the structure’s roof pitch, cedar-shingle siding and trim should match the main house. The commission recorded a finding that the boathouse would be in keeping with the main house’s architecture but noted that the project would require review and permits from the Coastal Resources Management Council (CRMC) and applicable zoning authorities before final construction.
Commissioners discussed the proposed cupola; one commissioner said they would prefer not to include a cupola and requested a photograph or elevation showing the cupola if the applicant intends to keep it. The commission approved the siting and massing but reserved final comment on certain architectural details for subsequent review and regulatory approvals.
The commission’s vote was to approve siting and massing only; the applicant was told to return with any required CRMC approvals and final details for administrative review and permitting.
