Norman council unanimously approves replat at 1508 Shady Brook Drive to add one developable lot

The Norman City Council voted unanimously Sept. 9 to approve a preliminary plat that replats Lots 5 and 7, Block 2 of Indian Point Estates at 1508 Shady Brook Drive to create a third, developable lot.

Scott Search, director of public works, described the application as "a simple replat" that converts two undersized or unusable parcels into three lots, creating one additional buildable parcel. He told the council the lots will rely on a private water well and a septic system and that the new lot will take access from the Cobblestone Creek/Pebble Beach roadway rather than connecting through to Indian Springs Estates.

Council members said they had no objections to moving forward despite no applicant representative appearing at the meeting. Council Member Peacock asked staff to confirm whether any protests had been filed; Search said the Planning Commission had approved the item on its consent docket 8-0 with no public objections recorded in the minutes.

A handful of residents spoke during public comment on the item. Steve Ellis, who identified himself as a Ward 4 resident, said he had questions about how a house would be sited on the parcel given the site's topography and asked to see the site plan. No formal protests were filed at the Planning Commission hearing, and the council approved the preliminary plat unanimously.

The staff presentation indicated the replat involves private utilities (well and septic) and that the change does not create new public-utility connections or public-street impacts beyond the stated access point.
