The variance was requested by Ronald and Judy Wilson to permit the enclosure of an existing porch/pergola as a heated and cooled addition. Staff presented the application and recommended denial, saying the property already exceeded the PD's coverage standard and that the proposed addition would exacerbate an existing nonconformity.
Sam, a planning staff member, told the board the house is approximately 2,700 square feet on a lot of about 7,666 square feet, which staff said equates to roughly 35% building coverage. The application asked to add an 8-by-17-foot (136-square-foot) enclosed addition, which staff summarized as increasing building coverage to about 37% and exceeding the Spencer's Crossing PD's 30% limit.
