The Coventry Planning Commission on Sept. 24 granted preliminary plan approval for New London Preserve, a proposed 75-unit detached single-family condominium development on New London Turnpike.
Attorney Kaye Shikachi and project engineer Sam Hemingway presented the plan on behalf of Alpha Holdings. The proposal calls for 75 units (roughly 2,500 square feet each) with a mix of 1- and 2-car garages and basement garages, pedestrian walkways, lighting, landscaping, visitor parking and site amenities. The applicant has agreed to deed-restrict 20% of the units as affordable housing; that commitment is reflected in the conditions of approval.
Planning staff provided a conditions-of-approval draft dated Sept. 19; the applicant and the technical review committee worked through minor mapping and drainage comments, including adjustments to avoid directing additional runoff toward a northern watershed and to resolve PRC mapping comments. The board moved to grant preliminary approval and authorized staff to handle final administrative items and final plan sign-off once conditions are satisfied.
Motion to grant preliminary approval was made by Commissioner Burke and seconded by Commissioner Reyes; the motion carried unanimously. Staff will prepare a final administrative decision after the applicant completes the outstanding technical items.
