The Coventry Planning Commission on Sept. 24 approved a dimensional variance and authorized an accessory dwelling unit (ADU) for the Hartzig property at 655 Narrow Lane to proceed to building permit.
Applicant Nancy A. Hartzig told the board the ADU is a 1,315-square-foot, one-bedroom multipurpose seasonal structure to be located roughly 1,000 feet from the primary residence, near a pond on the family’s 32-acre parcel. The proposed ADU exceeds the town’s by-right ADU size limit; the applicant sought a dimensional variance and provided site engineering showing a new modern wastewater system (OWTS) and a new well to serve the ADU. DEM had approved the plan prior to the meeting, the applicant said.
Planning staff recommended approval in their findings of fact and the board voted to approve the variance and then, separately, allowed the ADU to proceed to building permit, incorporating staff’s conditions of approval. Commissioners noted the unit will be used seasonally, that the ADU will not be used as a short-term rental and that adequate access and drainage measures (dry wells for roof runoff) are included on the site plan.
Motions recorded: the variance was approved on a motion that incorporated the planning director’s findings of fact; the permit authorization passed on a follow-up motion. Both motions carried without opposition.
