The Quincy Zoning Board of Appeals approved a permit to remove the deteriorated front porch at 266 Beale Street and rebuild an enclosed porch in the same footprint.
An applicant who identified herself for the record said the existing porch had deteriorated and created a safety hazard for her family. She told the board the proposed work would demolish the current porch and install code‑compliant foundation supports, framing, guardrails, windows and exterior finishes; the enclosure will not be heated and is not intended for use as a bedroom.
An inspectional staff member who visited the property told the board there was significant rot and safety issues on the existing porch and said the proposed work constituted a necessary repair. Board members said they had no letters in opposition or favor and that the project would not alter setbacks or the structure’s appearance in a way that would harm neighborhood character.
A motion to approve the application as presented carried unanimously.
What the approval covers
The approval authorizes demolition of the existing front porch and reconstruction of an enclosed porch within the same footprint, using materials and structural supports to meet current building and safety codes. The applicant confirmed the space will include electrical outlets but not be heated or used as a bedroom.
Next steps
The applicant may proceed to apply for building permits and must follow normal inspectional services procedures and code compliance checks during construction.
