Planning commission approves conditional use permit extension for brewery taproom

The Snyderville Basin Planning Commission on Sept. 23 approved an amendment to a conditional use permit allowing a brewery and taproom to extend operations from Suite 15 into adjoining Suite 14 and increase the taproom seating.

County planner Laura Hermeier presented the item and told commissioners the original CUP had been approved at a recent meeting and that the applicant’s new plans shift the taproom into the neighboring unit while moving some brewery operations to occupy the original space. The applicant’s update also increases the number of seats in the taproom from about 20 to about 32, Hermeier said.

The change prompted a brief commissioners’ discussion about shared parking. Commissioners and staff said the applicant’s parking analysis indicated parking demand should be manageable because adjacent uses close before the taproom’s peak hours. After that brief discussion a commissioner moved to approve “the applicant’s additional use permit according to the findings of fact, conclusions of law, and conditions of approval in the county staff report.” Another commissioner seconded the motion.

The commission held a vote and the motion carried unanimously. The motion recorded approval of the CUP amendment with the staff-recommended findings and conditions of approval; commissioners did not add special new conditions during the vote.

The amendment authorizes the brewery/taproom to occupy the additional suite and reflects the seat-count change included in the applicant’s submitted floor plans. Planning staff said the changes do not alter previously approved brewery operations other than the expanded footprint and the increase in taproom seating.

The commission opened and closed public comment on the item with no speakers in the room and no remote commenters. The commission then proceeded to the next agenda item.
