Plan commission clears nearly 4,880 sq ft cold‑storage addition for Baker’s Quality on Dolphin Drive

The Waukesha Plan Commission on Sept. 24 approved a final site plan and architectural review for a roughly 4,880-square-foot cold storage addition to Baker’s Quality at 1814 Dolphin Drive.
Doug, a city planning staff member, said the building is one of the larger structures in the industrial park and that the proposed addition would be located at the north end of the building. The addition would fill in a recessed loading dock area and connect by a short hallway to the existing facility. Elevations provided by the applicant indicate a height just over 30 feet with a masonry base and insulated metal panels painted to match the existing building.
Mark Schneider of 1 Source Construction, the project contractor, told the commission that condensers for the refrigeration system will be ground-mounted at the rear of the building (not on the roof) and that the existing electrical service will be used; no new transformers are proposed. Schneider said the additional cold storage is intended to provide back stock rather than increase staffing.
One commissioner asked about the proximity of residential units across a 20‑foot hill; staff said the hill and existing landscaping provide screening and that the addition will not be visible from Dolphin Drive. The motion to approve included addressing all city department comments and passed unanimously.
