Planning commission approves 16-foot freestanding sign at 8990 USA Parkway in McCarran

On Sept. 4, 2025 the Storey County Planning Commission approved Special Use Permit 2025-052 to allow a freestanding, non-illuminated sign on currently vacant heavy industrial zoned land at 8990 USA Parkway in McCarran.
Jessica Prager, planning staff, said the permit addresses a height variance: the allowable height in that zone is 10 feet and the applicant proposes a 16-foot sign approximately 128 square feet in area. Prager said the sign would consist of digitally printed vinyl and, under the code definition cited in staff materials, is not classified as a billboard.
The staff report and findings read into the record state the proposed sign conforms to the 2024 Storey County Master Plan for the McCarran planning area and complies with the applicable provisions of the Storey County Code, including Chapter 17.03.150 (Special Use Permit) and Section 17.84 (Signs and Billboards). The staff report concluded the sign would not result in substantial adverse impacts on adjacent property, traffic, parking or public improvements when implemented with the recommended conditions.
There were no public comments on the item either in the courtroom or online. Planning Commissioner Starett moved to approve the special-use permit in accordance with staff recommendations; Commissioner Jim seconded. The commission voted unanimously to approve the permit.
The approval grants land-use and height relief only; construction permits, sign details and any required permits or inspections remain subject to county permitting procedures and conditions listed in the staff report.
