On Sept. 10 the New Shoreham Planning Board voted to set a public hearing for Nov. 12, 2025 on proposed amendments to the land development and subdivision regulations (sections 903, 905, 906) concerning improvement guarantees, maintenance guarantees, and acceptance of improvements.
The amendments update references to replace the term “planning board” with “permitting authority” in some places to reflect that the administrative officer may approve certain minor subdivisions or minor land development projects. The draft also clarifies that the Planning Board may set the amount of a maintenance guarantee under section 905 and contains administrative cleanup following a state law change.
Board members discussed practical matters including whether a 5% performance bond is typical and whether the town should consider higher percentages given local contingencies and island conditions; staff said they would consult the finance director for guidance. The board also noted the proposed rules will require a 3‑week newspaper advertisement and therefore scheduled the public hearing for November to allow time for notice.
Planning Board member Gail Hall moved to set the public hearing for November 12, 2025 for the amendments to sections 903, 905 and 906. The board approved the motion and the public hearing will be advertised and held in November.
