The Newton Planning Commission approved a preliminary plat for the Fairways Addition on Sept. 8, accepting a design that places sidewalks on one side of the new streets and provisions for an off-street trail through a reserve connecting north and south.
Planning staff and the applicant’s engineer, Lance Onstead of Professional Engineering Consultants, described the utilities concept and noted both water and sewer will be fed from the front of lots. The layout limits sidewalks on both sides of streets; instead the plan shows sidewalks on one side and an off-street trail through a reserve to connect to adjoining neighborhoods. The development is proposed as a phased project with approximately 70 single-family lots; the west phase will be built first where sewer availability exists.
Commissioners asked whether the single-sided sidewalk configuration was acceptable; no objections were raised and the commission approved the preliminary plat by voice vote.
Staff noted additional engineering issues remain—including sewer crossings and final utility connections—to be addressed before final plat approval.
